Tonia E. Peake is a member of the firm's Corporate, Real Estate & Finance, Medical Campus Development and Conservation Easement Practice Groups. Tonia has represented clients in complex commercial real estate transactions including tax-deferred exchanges, conduit financing, planned unit developments, mixed-use and multiple-phase condominiums, medical campus development and historic tax credit financing. She has also prepared and negotiated loan documents, ground and space leases, easements, conservation easements, use restrictions, restrictive covenants, shared maintenance/cost-sharing agreements, landlord-tenant dispute resolutions, and settlement agreements. In addition to her real estate practice, Tonia has advised clients on ancillary corporate matters including entity formation, joint venture agreements, contribution agreements, employment agreements and general corporate tax issues.

Represented developers in documenting, registering and updating over 20 condominium projects with the Virginia Real Estate Board.
Assisted one of the nation's largest pharmacy chains in acquiring and developing sites throughout Virginia and assisted preferred developer for the chain with sales/lease backs, 1031 exchanges, feasibility and financing related to the acquisition and development of store locations.
Negotiated and documented the acquisition, construction financing, leasing, permanent financing and sale of a Midlothian retail shopping center.
Documented and closed a commercial loan package for an apartment complex in the City of Richmond including construction financing and historic tax credits.
Documented restrictive covenants and homeowners' association regime in planned unit development consisting of more than 200 dwelling units near Stony Point Fashion Park.
Tonia is a member of the Virginia Bar Association, the Richmond Bar Association, the Richmond Chapter of Commercial Real Estate Women (CREW), and the Metropolitan Richmond Women's Bar Association. She is also a Young Leader of the Urban Land Institute (ULI) and a member of the International Council of Shopping Centers (ICSC).
Tonia received her J.D. from the Marshall-Wythe School of Law at the College of William & Mary, where she was the three-time recipient of the William A.R. Goodwin Merit Scholarship. She earned her Bachelor of Arts in International Affairs, with a minor in French, at the University of Virginia and studied abroad at the Sorbonne University in Paris, France. Tonia was recognized as a Virginia Rising Star in 2009.
